 Post subject: Real Estate Attorney or Title Company?

Lets play mental ping pong with this subject:

Attorneys can be held accountable. Dissatisfied title company clients have little recourse for complaint. Attorneys, however, are subject to scrutiny and regulation by the Bar and subject to the rules of Professional Conduct.

Attorneys can resolve problems that title companies cannot. They can practice law.

Most firms offers its services for fees comparable or less than those charged by a title company.

This is not to say that a Title company should never be used. There are instances when it makes sense and it is cost effective to use a Title Company.

I suggest you make the decision based upon the complexity of the transaction.

What do you think?

Any situations out there where you wish you made the decision to use a lawyer first or vice versa?

Ok folks, inquiring minds would like to know...
Does your state allows title companies to perform closing services?

I would like to know how many states have lawyers handle these services versus the title companies....

I know in Florida they have both for about the same price...
In New York and new Jersey, they have both also....
