Post subject: Advice for adding a second name onto a house Posted: Mon Oct 15, 2007 4:00 am |

My sister is single with no children. My family is concerned that if anything should happen to her such as an accident or death, there needs to a way to protect the home from going to the wrong hands. Currently there is no mortgage on the home and the taxes are paid in full. We were thinking of putting my name on the property, but we still want my sister to be the one responsible to pay for the taxes, home owners insurnace, and any maintentance on the house. Is there a legal way to achieve this? Should we consider getting my sister a will and putting someone's name on the home if anything happens to my sister. What do you suggest?

You can easily do this with a quit claim deed. Does your sister have a will? Are their other family members involved? I would suggest sitting down with a real estate attorney and an estate planner to insure your sister and neices and nephews are protected.
Good Luck
