Post subject: How do you find a good agent?

There are several agents who are eager to help buy or sell a home. I have talked to a few of them and I am amazed at how well they try to sell themselves to me. They are all very professional and show me a portfolio of all the homes they have sold in the area along with a time frame of completing the sale of the house. After talking to so many, I am totally confused as to who I should chose. To me, they are beginning to all look the same.

So I was wondering if anyone has some suggestions on how I should go about choosing a good agent? Is there anything I should look for or ask them?

The best place to find someone is to ask friends and family members to refer you to someone they have used. Everyone will tell you thy are the best and so on and so forth. Most importantly, do you feel comfortable with this person? Are they genuine? A good Realtor or loan officer should be trying to sell you on them, not a product. Good luck.

When looking for a house, I try to network with people who can refer me to a good agent. For example, I talk to people at my church or to some of the parents where my children go to school. I prefer to talk to people who have had personal experience with a real estate agent because they can tell me any problems they experienced, how long it took them to sell or buy a house, and if they got along with the agent.

Getting feedback from people seems to be the best way to find a good agent. You'll be amazed of the different stories you'll get from people. Good luck!

Interview several agents before choosing who you want to do business with.

Finding a good real estate agent is essential to enjoying a painless real estate transaction. The best agent for you is an experienced professional who will listen to you, conduct herself in an ethical manner and knows your market.

Ask your agent where they live. An agent that lives and works locally will have his / her finger on the pulse of the market and be able to answer important questions about the community.

Ask "Can you recommend service providers who can assist me in obtaining a mortgage, making repairs on my home, and other things I need done?" Keep in mind here that REALTORS should generally recommend more than one provider and should tell you if they receive any compensation from any provider.

Ask how long s/he has been a realtor. It is not that newer agents aren't capable. It just is a fact you should know to factor in to make an informed decision. Many "experienced" agents are not always the best choice either. Especially if they haven't kept up with technology.

When choosing a good real estate agent, it is important to remember that actions speak louder than words. It doesn't matter if they promise to sell your property at top dollar; what's important is that they deliver favorable results. A good agent should also be honest; they don't tell you what you want to hear, they give you the facts straight in order to avoid any unrealistic expectations. It would also be advisable that your agent specialize in the kind of real estate you want to get into (residential, commercial...); this way, you are assured that they are highly skilled at what they do.

You want an agent that will network and work cooperatively with other agents. Seasoned agents tend to know the other agents in the area and have good working relationships with them. This tends to transform into good transactions.
