I have been looking at commercial property in my neighborhood. I am thinking of opening up a clothing store that will sell designer clothes for young adults. One of the locations I am interested in renting is a corner store with plenty of busy traffic drivng by daily. I really want to lease this property, but the landlord told me there is a monthly rental fee of $3,000 and I must pay him a percentage of my gross sales. I was surprised to hear this, but he assured me this is common practice. Is this really true? Must I give him a portion of my sales along with my monthly rent? Or is he trying to cheat me?

not all leases require such an arrangement and i'd steer clear. why should you open your books to a stranger? There are plenty of spaces I'm certain that will fit the bill for you. So go with one that does not require such an arrangement.
