Hello all! Does anyone know about ERA's seller security program? Basically, if you sell through ERA and your home does not sell after 180 days they will buy your house. You have to buy through ERA in order to qualify, and your house has to meet certain requirements. Once you sign a contract for SSP, if you buy a house before yours sells they will buy it before the the 180 days. It sounds too good to be true. I did speak to an agent today, and she emailed me the information. We won't start the process until the first week of May because we are making some minor home repairs and do not want to get it appraised until then. I am just too anxious. I really hope we qualify! We have a Townhouse that is like new and is only 3 years old. It is in a new devolpment on a golf course. If we were to wait a few years we would make some money on this place, but we need to move into a bigger home ASAP. My husband had bought this place a couple of months before he met me. He has 2 boys from a previous marriage who stay here every other weekend. I have a daughter from a previous marriage and we have a 6 month old together. We are like the Brady bunch and we have to have more room! We are not looking to make money on this place, if we did it would be great! But with all the great deals on the market it would be worth it.

Since we do live in a newly devolped neighborhood the competition is fierce! There are new homes and townhomes going up everywhere. Suprisingly all the homes in this neighborhood sell pretty quickly, but since people can buy a new one right down the road, why would they want to buy ours?
