 Post subject: Are apartments considered commercial property?

When I think of commercial property, I think of office buildings and big warehouses, but should I also consider apartment buildings commercial property too? To me it doesn't seem logical because apartments are just people renting out property. They are not doing business there, so why call it commercial property? What then is the proper definition of an apartment if it's considered commercial property?

Apartment buildings are considered commercial property. This commercial real property from the owner's perspective is generating income. In addition, lending institutions would look at rent rolls and taxes, mortgages etc. to determine the appropriate value of the property for financing or purchasing opportunities.

Many complexes have a property management company that handle the day to day issues that come up with the maintenance of an apartment building.

The tenants within the building pay rent to the landlord who is responsible for maintaining the premises in a habitable manner.

Hello friend
On my point of view apartments considered as a commercial property on the owner prospective because it giving return to owner. Commercial properties are generally classified by type of use, such as Residential Rental, Office, Industrial, Hospitality, Land, and Retail but I think apartment also a commercial property for owner only.

The initiative taken for the concern is very serious and need an attention of every one. This is the concern which exists in the society and needs to be eliminated from the society as soon as possible.

Have you had a chance to talk to an owner of a 10 or 20 unit apartment building? I'm certain that if you asked them if they were "doing business there," they'd answer with a resounding... "YES!"

You see, owners of commercial property are running a business. Their customers are their tenant and their products is the real estate.[color=#0000FF]

I think you're asking what type of apartment building are considered residential. If so, the answer is any apartment building that is 2 to 4 units.

I notice that in commercial buildings like libraries, offices, stores, etc., that the ceilings are always higher than what you would normally see in a house. It seems like so much wasted space up there. Is there a specific purpose for making the ceilings higher?
