| Post subject: | Advice for buying a new home |
Looking at new homes can be very frustrating. My Realtor keeps showing us houses that are very expensive and even though we were approved for a large mortgage, I still don't want to buy an expensive house. Does anyone here have some advice on what to look for when buying a house? Am I better off considering an expensive house or should I look at homes that need some tender loving care? |

My advice when looking to purchase a new home is to never buy the most expensive home in the area. In addition, never purchase the most inexpensive house in the area. You will receive more appreciation in a shorter amount of time by being in the middle. I also suggest to look at homes that need minor TLC because they represent the best possible chance for high appreciation. I am not talking about tearing out walls and adding onto an existing structure. More like new carpet, new paint, new countertops, remove wall paper, etc. |

In my opinion, any home that you buy will need to have some work done regardless of the amount of money you pay. For example, you may decide to change the faucets to something that is more elegant or shinny. In addition, sometimes you may feel that the windows are not efficient even though you bought the most expensive home on the market. No matter how you look at it, a home needs repairs and updates no matter how new the home is. The question you need to ask is how much are you willing to spend to make these improvements? Are you someone who wants everything perfect or can you get buy with just the basics? That's what you need to figure out before you buy a home. |

Hi, I would suggest hiring well experienced buyer's agent whenever you decide to purchase a new home because agents are involved in most purchases. Agent will seek property that best fits for you and can help you to make right decision. |

Buying in the wrong place can be a big mistake, especially if you are looking in larger cities. Try to do as much background research as you can on the property and the area. This makes it less likely that you will waste time seeing something that does not meet your needs. You will likely want a formal home inspection when you buy a house. Make your offer contingent on a home inspection. An inspection will tell you about the condition of the home, and can help you avoid buying a home that needs major repairs. |
